DEVELOPMENT SEEKERS is a development project generating website, and is part of the ENABLING DEVELOPMENTS PARTNERSHIP. The business is a collaboration between Enabling Projects and C. J. Gowing & Sons Ltd, one a firm of town planners and the other a construction business. The differing strengths of the two partners work together to offer a unique service that is very different from working with a developer to acheive an initial planning consent.

ACHIEVING 'BUILDABILITY' & VIABILITY

 

The DEVELOPMENT SEEKERS partners have seen projects which have achieved planning permission for homes/buildings that have turned out to be too expensive to build and/or lacking a reasonable element of development profit, and/or not well suited to the needs of the local housing market.

With our mix of planning, development, construction and on-site project management skills we will avoid such a situation. It will be our job from the start to ensure the ‘buildability’ and viability of the project, thus ensuring that the development can ultimately be sold on to a developer and your project successfully realised.

 

WORKING IN PARTNERSHIP

 

Many developers offer option agreements for land situations, which is a right to buy at a defined value. What this does is put the developer and landowner in competition with one another, with the developer wanting to lower the price and the landowner wanting to raise it as much as possible. We DO NOT do this.

We use a PARTNERSHIP AGREEMENT. This means that the structure of the project proposal is quite different. We are your partner, which means that rather than having different value objectives both parties are seeking the highest possible value for the land AS A JOINT AIM. We will work very closely with you and, as a result, the scheme will move forward quickly and any problems are speedily overcome. Most importantly, you will know everything that is happening as the project proceeds, which does not always occur in a traditional developer to landowner relationship.

 

THE NEXT STEPS

 

First, you must go through the Checklist set out below. This ensures that you have a fairly good idea that your home/land has some sort of development potential before you approach us.

Then, we initially look at the planning situation without any obligation to you whatsoever. We will assess planning policy and look at the site’s development potential. If a project is possible we will come back to you with a PARTNERSHIP PROPOSAL.

If that proposal is acceptable to you we will then set out the next steps for a redevelopment project, which will involve a planning application at no cost to you.

You will be kept informed at all stages and will be comforted by our open, friendly and transparent approach. We will work closely with you to achieve planning permission for your site, at all times explaining the sequence that must be gone through to make the project successful.

All we seek from our partnership with you is a percentage fee of the UPLIFT IN VALUE and nothing from your existing value.

 

WORKING WITH YOU - THE INITIAL CHECKLIST

 

If you feel that your land or buildings have development potential, you will need to submit your details. We have a special CONTACT FORM to do this. The form will give us your details on a confidential basis and ask some questions about your land.

BUT BEFORE YOU CONTACT US YOU MUST FIRST GO THROUGH A SHORT CHECKLIST SO THAT WE ARE SURE THAT YOUR LAND HAS A CHANCE OF BEING DEVELOPED. This involves some initial information that needs to be provided by You...

PLEASE GO THROUGH THE CHECKLIST AND THEN SUBMIT YOUR DETAILS.

The Checklist is as follows:

CHECK 1: You should not, please, be dealing with another developer at the moment.

CHECK 2: The land/buildings must be WITHOUT a current planning permission,

CHECK 3: The land in question should preferably be within an URBAN AREA (city, town or within village boundary) and/or should be previously developed land.

CHECK 4: The site should be of a GOOD SIZE and have clear potential for redevelopment (i.e. not too small and should be close to other residential development).

CHECK 5: Please ensure that there is the possibility of good car and pedestrian access - enough room to the side of the house to get a new roadway through, for instance.

CHECK 6: If you feel that your NEIGHBOURS might become involved, please speak to them first before approaching us. We can then arrange to meet you all.

CHECK 7: Please note that we do not normally look at Green Belt situations EXCEPT if the site is classified as previously developed land or is within a Village Settlement Boundary. You will need to help us at the first stage to check whether it is Green Belt, as defined by the Planning Department.   

CHECK 8: The site/buildings should NOT be a listed building, unless it is in a highly dilapidated state. Also, a site within a conservation area may not be easy to redevelop with many dwellings. You should be aware of these designations BEFORE you approach us.

In that scenario the developer is making a decision to approach you, and the recipient may not know much about the approaching developer's track record. Dealing with us is a different proposition. You are able to look at this website, including seeing the ABOUT US section, and find out more about us, how we work and who we are, after which YOU make a decision TO APPROACH US. This means that you more in control of your situation.
